Shadow Studies

 

The illustrations on the following pages show the extent of Sun Shadows at various times of the year cast by the development currently proposed for Fulton Grove.

Massing and heights are only a schematic representation and not the final resolution, but are a close rendition of the current intent for the purposes of studying potential sun shading issues and to provide information to the public.

In the high density mixed-use area on the east of the site, buildings range from 4 to 13 storeys. For the majority of the day throughout all the seasons, sun shadows are kept within the property boundaries and the industrial rail land to the north and in some cases fall on the edge of the storm retention pond to the east.

None of the buildings impact the existing Beaumont neighbourhood to the south.

By placing shorter 4 to 6 storey buildings in the south (closest to the transit station) and the taller 8 to 13 storey buildings to the north (by the rail lines) much of the open public green spaces at the centre of the site remain exposed to the sun’s rays for the majority of the year.
